Mortgage Rates Dip Slightly, But Santee Buyers Still Face a Tough Market

Mortgage rates dipped slightly this week for the first time in six weeks, but borrowing costs remain higher than they were a year ago, according to AP News. Freddie Mac reported the average 30-year fixed mortgage rate at 6.67%, down from 6.69% last week and above 6.58% at the same point in 2025.

The 15-year fixed-rate mortgage also eased, falling to 5.96% from 6.01%, AP reported. Rates remain tied closely to inflation expectations, Federal Reserve policy and the 10-year Treasury yield, which also moved lower this week.

For Santee buyers, the difference between a slight dip and a meaningful affordability shift is still substantial. Zillow's Santee market data listed the average local home value at $795,105 as of July 31, with a median list price of $741,833, keeping monthly payment pressure high even when rates move by only a few hundredths of a percentage point.

The local takeaway is cautious rather than celebratory: buyers may get a little more room to shop, but high prices and elevated rates continue to limit purchasing power across East County. Sellers should also watch how quickly rate changes affect buyer traffic as summer gives way to the fall market.

AP reported that cooling consumer and wholesale inflation could influence the Federal Reserve's next moves. For Santee residents considering a purchase, refinance or sale, the next few weeks of rate data may matter as much as the latest list price.
